How texting with us works, and how to stop it.
Published so that anyone — you, or a mobile carrier reviewing our messaging registration — can read our opt-in terms in full without having to start a conversation with us.
1. Who sends the messages
2. How you opt in
There is exactly one place on this website where we collect a mobile number and consent to text you: the chat widget in the bottom-right corner of the page. (It is not shown on our domestic violence housing page — see section 10.)
Opening it and starting a conversation works like this:
- You click the chat bubble in the bottom-right corner.
- A short form opens with three fields: Name, Phone and Message. Name and Phone are empty — you type your own mobile number. The message box carries a suggested opening line that you can change.
- Beneath those fields, and above the Send button, are two consent checkboxes, each with its own disclosure printed beside it — both quoted in full in section 3. The boxes are unchecked by default: nothing is ever ticked on your behalf, and ticking a box is a separate action from typing your number.
- You tick the box or boxes you agree to and press Send. That is the point at which consent is recorded.

The words “terms” and “privacy policy” inside the widget link to the policies of LeadConnector, the messaging platform that operates the widget and delivers our messages on our behalf. D&K Home Solutions’s own Privacy Policy and Terms of Service, which govern the messages we send, are linked in the footer of every page of this site — including the page the widget is on — and from this page.
We record the date, time, IP address, and the exact wording you agreed to, so that we can evidence your consent later. No other form on this website collects a phone number or SMS consent — our contact form is email-only. We do not buy, rent, append, or import phone numbers from third-party lead lists, and we never add a number to messaging without the opt-in above.
3. The consent you agree to
These are the exact texts shown beside the two consent checkboxes in the chat widget. The first covers informational and transactional messages:
“By submitting, you authorize D and K Home Solution to text/call the number above for informational/transactional messages, possibly using automated means. Msg/data rates apply, msg frequency varies. Consent is not a condition of purchase. See terms and privacy policy. Text HELP for help and STOP to unsubscribe.”
The second covers promotional messages, and you can leave it unticked:
“By submitting, you authorize D and K Home Solution to text/call the number above for promotional messages, possibly using automated means. Msg/data rates apply, msg frequency varies. Consent is not a condition of purchase. See terms and privacy policy. Text HELP for help and STOP to unsubscribe.”
Agreeing to receive text messages is never a condition of getting housing, an offer on your property, or anything else from us.
4. What we send
Conversational, one-to-one messages about your inquiry: replies and follow-ups, confirmations and reminders for calls, walkthroughs and appointments you have arranged with us, and delivery of documents you asked for (applications, agreements, offers and closing paperwork). Those are the informational and transactional messages covered by the first checkbox in the chat widget. Only if you also tick the second checkbox may we send occasional promotional messages about our own housing and home-buying services. We never message you on behalf of anyone else.
5. Message frequency
Varies. Messages are sent in response to your activity, not on a fixed schedule.
6. Cost
Message and data rates may apply, depending on your mobile plan. D&K Home Solutions does not charge you for text messages.
7. How to stop — STOP
Reply STOP, END, QUIT, CANCEL, or UNSUBSCRIBE to any message at any time. You will receive one confirmation message and then no further texts.
The opt-out keywords are: STOP, END, QUIT, CANCEL, UNSUBSCRIBE. You may also call us at (555) 010-0199 to be removed.
8. How to get help — HELP
Reply HELP to any message and we will reply with our contact details. You can also call us at (555) 010-0199.
9. Carriers
Mobile carriers are not liable for delayed or undelivered messages. Delivery is subject to effective transmission by your carrier and is outside our control.
10. If texting isn't safe for you
If a text message arriving on your phone could put you at risk, do not opt in. Call us instead and tell us not to text you — we will only ever call.
For the same reason, the chat widget is not shown on our domestic violence housing page, and that page leads with a phone number rather than a form. A text message or a chat history can be read by anyone who can unlock your phone.
11. Privacy of your mobile number
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
The full statement is in our Privacy Policy, and the messaging terms also appear in our Terms of Service.
